Property Management

We offer a comprehensive management service which allows you to relax while we handle all the aspects of your tenancy in its entirety. In addition to the services provided as part of the let only service, we manage your property 24/7 and are on hand to deal with all your tenant’s queries to ensure that they are happy in your property and your investment is a lucrative one. We deal with any issues that arise during the term of the tenancy agreement to ensure that your property is fully protected. If we manage your property, we can supply quotes for rent guarantee services on request.

Let Only

Our let only service is ideal for the landlord with plenty of time on their hands to manage the aggravations of a tenancy on a day-to-day basis and have the experience to deal with issues as they arise. Our service includes finding a suitable tenant including referencing and completing the due diligence to finalise the tenancy including an inventory, tenancy agreement and lodging the deposit.

Commercial Lettings

We currently manage offices and retail premises. We can complete full FRI leases and short term licenses. In addition to these services, we also offer valuation guidance, rent reviews, lease renewals and commercial Energy Performance Certificates.

Block Management

We offer comprehensive block management services to take the hassle away from freeholders to ensure their block is compliant. We arrange the following services which include collection and accounting of ground rent and service charges, regular inspection and arranging works orders as required, dealing with arrears, breach of lease terms and disputes between tenants, completing fire risk assessments, asbestos reports and health and safety assessments and arranging and negotiating insurances.

EPC Services

We are qualified to carry out residential Energy Performance Certificates and can also advise you on the upcoming MEES regulation from April 2018.

Inventory

Estatewise complete multi page and multi photographed inventories for properties so that both landlords and tenants are protected at the start of a tenancy.

Administration Charges

In line with current government guidelines, Estatewise are required to publish our fees.

Estatewise do not make charges to tenants for administration and work carried out to prepare the documentation at the start of the tenancy.
